Frequently asked questions

Do I need a Level 2 or Level 3 survey? A Level 2 (Homebuyer Report) is suitable for conventional, modern properties in good condition. A Level 3 Building Survey is recommended for older properties (pre-1960s), listed buildings, properties of unusual construction, or any property that has been significantly altered or extended. If in doubt, a Level 3 gives you more — we always recommend it for peace of mind.

How long does the survey take? The physical inspection typically takes 2–4 hours depending on the size and complexity of the property. The written report is then delivered within 5 working days.

What if the survey finds serious problems? A survey that identifies issues isn’t necessarily bad news — it’s leverage. Our reports give you costed repair guidance that you can use to renegotiate the purchase price, request remedial works, or make an informed decision to withdraw. We’re always available to talk through the findings and advise on next steps.

Can I attend the survey? Yes — and we encourage it. Being present at the end of the inspection gives you the chance to ask questions and get immediate verbal feedback from the surveyor before the written report is issued.

Do you cover properties outside London? We cover London and the Home Counties. Contact us with the property address and we’ll confirm whether it falls within our coverage area.
